What each part of the roofline does
Gutters collect the rain running off the roof and carry it to the downpipes. Fascias are the vertical boards fixed to the rafter ends that the gutters hang from. Soffits are the horizontal boards underneath, closing off the gap between the wall and the roof edge and often providing ventilation to the loft.
They work as one system. If a fascia rots, the gutter brackets lose their grip. If a gutter leaks, the water soaks the fascia and soffit and eventually runs down the wall.
Common problems we are called about
Overflowing in heavy rain is the most frequent complaint, usually caused by moss and leaves washed off the roof, or by a gutter that has lost its fall and holds water in the middle. Dripping joints, cracked sections and brackets that have pulled away come next.
On the timber side, flaking paint, soft wood and gaps behind the fascia are warning signs. Birds nesting in the eaves often means a soffit has come loose. Green or dark staining on the wall below a gutter is a good indication that water has been escaping for some time.
Why it matters for the rest of the house
Water that misses the gutter lands on walls, window sills and the ground next to the foundations. Over time that can lead to damp patches inside, damaged render or pointing, and ice on paths in winter. Water that sits behind a fascia also reaches the ends of the rafters and the bottom course of slates or tiles.
Sorting the roofline is therefore not only about looks — it protects the roof and walls from the kind of slow damage that is expensive to fix later.
Repair, clear or replace
Sometimes a clear-out and resealing a couple of joints is all that is needed. Where a run has lost its fall, it can be re-hung on new brackets. Split sections can be swapped out on their own.
When gutters are brittle along their length, or the fascias behind them are rotten, replacing the whole run together is usually better value than piecemeal repairs, because the new gutter needs a sound board to fix to. We will look at both and give you an honest recommendation.
Working alongside roof work
Because we are roofers first, we look at the bottom edge of the roof while we are up there: the felt or underlay that should drain into the gutter, the eaves slates or tiles, and any ventilation at the soffit. Roofline problems and roof problems often share a cause, and dealing with them together saves a second visit and a second set of access.
If you are having a roof replaced, it is usually the ideal time to renew the roofline as well.
Simple checks you can make
Stand back from the house during heavy rain and watch the gutters: water spilling over the front edge, or pouring from a joint, tells you where the trouble is. Look at the downpipes to see water actually coming out at the bottom. From the ground, check the fascias for peeling paint or boards that look out of line.
Please do not climb ladders to reach the roofline yourself — it is one of the most common causes of falls at home. Let us know what you have seen instead, ideally with a photo taken from the garden or street.

Frequently asked questions
How do roofline defects affect the eaves?
Water escaping behind gutters can wet supporting boards and rafter ends. Loose soffits may leave gaps beneath the eaves. An inspection needs to consider the roof edge as well as the visible gutter.
Should guttering and roofline boards be assessed together?
Yes. Brackets depend on sound fixings, and replacing a gutter on a weakened fascia leaves the underlying problem unresolved. The quote should distinguish work to the boards from work to the rainwater fittings.
Which roofline observations are useful before contacting Rowan Roofing?
Describe whether water escapes at a joint, over a gutter edge or behind a board. Photographs from ground level and the affected elevation help explain the problem; do not climb up to investigate.
Does every roofline enquiry require complete renewal?
No. A local joint fault, a damaged section and widespread board deterioration need different responses. The condition of each part determines whether an isolated repair or a broader replacement is sensible.
Start with the part needing attention: gutter repairs, gutter replacement, gutter cleaning, fascia and soffits or uPVC cladding. Our gutter and fascia cost guide explains how access, lengths and supporting boards affect a quotation.
