Deciding what your home needs
A new roof might be part of improving a property, or it might be the sensible answer when an existing covering is no longer doing its job. We work on pitched and flat roofs, with slate and tile among the options for pitched roofs. What belongs on your home depends on its roof shape, the condition of what is already there and the finish you want. The starting point is a look at the actual roof, not a recommendation made from a photograph alone.
Repeated trouble across several parts of a roof is different from one slipped slate. If the problem is limited to a small area, a roof repair may be enough. If you have an ageing roof with problems in many places, discuss the extent of the work before committing to another patch. Our separate roof replacements page focuses on taking off an existing covering and deciding when that is worthwhile.
We also look beyond the visible covering. Ridge details, the places a roof meets a wall or chimney, gutter edges, insulation and ventilation can all affect how the finished roof performs. These are worth raising during the survey rather than discovering questions halfway through the job.

From first look to finished roof
First, tell us what you know about the property and what has prompted you to consider a new roof. We arrange to assess the roof, including the covering and the details around its edges. That conversation helps establish whether a new installation is needed and which parts of the existing roof need attention. A clear written quotation then sets out the proposed work so you can compare the scope, not just a headline figure.
If the work goes ahead, the old materials are removed carefully where replacement is required. The chosen roof covering and associated details are installed, with attention to the places water could enter or fail to drain away. We consider insulation and ventilation as part of the discussion where relevant. Finally, the site is tidied and the finished roof can be checked with you. Ask us what is included in your particular quote: each property's roof and access are different.
Choosing between slate, tile and flat roofing
We offer slate, tile and flat roof options, but they do not all serve the same kind of roof. For a pitched roof, appearance, the existing structure and the character of the property all matter when discussing slate or tile. Our slate versus tile guide explains the considerations without assuming one is right for everyone. For an extension or another low-pitched area, look at our flat roofing service. Lead work, chimney junctions and roofline details may also need considering alongside the main covering. We can explain which parts apply to your roof after an inspection.
What changes the cost?
A new roof cannot be priced fairly from floor area alone. Its size and shape matter, as do the number of slopes and junctions, the chosen covering, what must be removed, and the condition of the roof underneath. Access to the property, chimneys or roof windows, and any insulation, ventilation or gutter work included in the scope can also change the amount of work. A written quote is the place to clarify these items; our roofing costs guide explains each factor, and how long a new roof takes covers timing. We do not publish a single price that pretends every house requires the same job.
Questions homeowners ask
Do I need a whole new roof for one leak?
Not necessarily. Water may come in at a single vulnerable point while the rest of the covering remains sound. Start with an inspection; our roof leak guide covers what to note before you call, and our repairs page explains targeted work.
Can you quote for different coverings?
We work with slate, tile and flat roofing options. Tell us what you have now and what you are considering; we can discuss what suits the particular roof and set out the proposed work in a written quotation.
Planning a re-roof in the capital? See new roofs in Edinburgh. We also cover new roofs in Fife and new roofs in Dundee. We also carry out roof tile replacement and Velux window installation.
Will the gutters and chimney be looked at too?
They are important places to check when planning a new roof. Ask us to include any guttering, roofline, chimney or lead work you want considered in the survey and quote, so the scope is clear before work begins.
We are a family-run firm with over 50 years of experience in the family and 16 years trading as Rowan Roofing. If you are weighing up a new roof, ask for a quote or call 07508 571291.
Before agreeing the work, read about building warrants and planning for a new roof.
When the covering is being renewed, consider roof insulation alongside the rafters, ventilation and dormer junctions rather than treating it as a separate loft project.
Considering keeping the existing structure but renewing the covering? See our guide to re-slating. For a low-pitched extension or garage roof, our flat roofing page covers that work, including flat roof replacement.
