Replacement planning for the city's post-war stock
Dundee's planned council housing began at Logie, followed by large estates in the 1950s and early 1960s at Fintry, Craigie, Charleston and Douglas. That history is useful when discussing alterations and maintenance records, but it does not show that an individual roof is original or exhausted. Coverings may already have been replaced, and the hidden layers can be in a different condition from the visible tiles or slates.
For renewal, establish what is there now: the covering, support, underlay, ventilation and any previous additions. Ask whether failures are confined to one junction or spread across several slopes. Rowan Roofing is family-run, based in Cardenden, with 16 years trading and over 50 years of family roofing experience. Dundee is within the 50 miles we travel; our roofers in Dundee page covers the wider city service.
Knowing when replacement is due
The usual signs are slates slipping across several slopes rather than one, underlay that has perished, rusted fixings, or leaks that return in new places after each repair. We survey first and say honestly whether the roof can be saved. If a repair will genuinely serve it, we quote for that instead; see our roof repairs in Dundee page for that side of the work.
Choose the replacement covering after the survey
Do not infer sandstone construction or a particular roof tile from an area name. Dundee's Old Red Sandstone bedrock is a geological fact, not proof of the material used in a house. The survey should identify the existing covering and roof structure, then explain which replacement materials suit its pitch and details. Sound slates may sometimes be reused; whether that is worthwhile depends on their condition.
Dundee City Council is the planning authority. Its conservation areas include Logie, Blackness and Law Terraces, among others. For a controlled property, confirm the permissions and acceptable visible finishes before committing to a slate, tile or lead specification. Our roof replacements page sets out the wider process, including assessment of the layers that a new covering would conceal.
What the job involves
We strip the old covering, inspect and repair timbers and sarking, and rebuild the underlay, covering and associated ridges, valleys, flashings and gutters. Scaffold access and removal routes are part of the survey. Dundee Law and Balgay Hill are reminders that the city is not level: working height should be measured from the relevant ground elevations, not inferred from the number of storeys seen at the front.
Tenements and shared roofs
Where several owners share a roof, everyone needs to see the same information. We put our findings and the proposed work in a written quote that all the owners can read, and it helps to know at the start who is involved so the visit and any access can be agreed properly.
Arranging a survey in Dundee
Call 07508 571291 or send your address and a short description through the contact form. We visit, inspect the roof and the loft where possible, and talk you through what we have found. The written quote sets out the work, materials and likely timescale, and you decide in your own time. Our main new roofs page explains how a full job runs from start to finish.
Dundee new roof questions
Does a house in Fintry or Douglas automatically need a new roof?
No. These are among Dundee's post-war estates, but a roof may have been renewed since construction. Survey the current covering, support and hidden layers before deciding whether repairs or replacement are appropriate.
What should I check before replacing a roof in the Logie conservation area?
Ask Dundee City Council about the property and proposed work, including consent and visible materials. Conservation designation does not provide a complete specification for every building.
Can Dundee's bedrock tell me which replacement roof material to choose?
No. Old Red Sandstone describes geology, not the house's roof covering or supporting construction. Material choice needs the roof's pitch, condition, structural assessment and any planning requirements.
How is scaffold height assessed for a new roof near Dundee Law?
Access is checked from each relevant elevation because sloping ground can change working height and available space. These arrangements should be understood before the written replacement scope is agreed.
Will Rowan explain repair and renewal options for a Dundee roof?
Yes. We inspect first, explain whether repair is worthwhile and confirm the proposed materials, scope and expected timescale in writing before work begins.
