Roof repairs

Roof repairs in Fife: put your roof back in safe hands

A damp patch does not always show where the water entered. We look for the cause before discussing a repair, whether the issue is on the covering, at a junction or around the roofline.

Common problems

Finding the fault before fixing it

Roof trouble can show itself in different ways: a stain on a ceiling, a slate on the ground after wind, water spilling over a gutter or damp appearing near a chimney. Those symptoms point towards a problem, but not always its exact position. Rain can move along roof timbers or under a covering before it becomes visible indoors. That is why a look at the roof matters before choosing what to repair.

Our repair work includes pitched and flat roofs as well as the vulnerable details around them. Missing or slipped slates, damaged tiles, storm damage, worn flashing and lead work, chimney faults and gutter or roofline problems can all let water reach places it should not. One defect may be localised; another may be a sign of wider wear. We explain what we find and what the proposed repair would cover.

Have you spotted a leak?

Note where you see the water and when it appeared. You can read our guide to roof leaks for the signs worth mentioning when you get in touch. There is no need to climb onto the roof to investigate it yourself.

What a repair visit involves

Start by telling us what you have noticed and where in the property it shows up. We can then arrange to inspect the roof and related details. A mark below a chimney might mean looking at the lead flashing, while water near the eaves might call for a check of the gutter and roof edge. The point is to identify the source rather than covering over a stain or replacing materials that are still sound.

After the survey, we explain the options and provide a clear quote for the work proposed. Depending on the fault, that could mean dealing with a slate or tile, attending to lead work or chimney details, or putting right a gutter or roofline issue. Once the agreed work is carried out, we leave the work area tidy. If the inspection suggests the problems are widespread, we can discuss whether a roof replacement deserves consideration instead of repeated small repairs.

Which materials and parts might need attention?

Rowan Roofing works with slate, tile and flat roof systems. On a pitched roof, the covering and its fixings need to shed rain, but the joints at ridges, valleys, windows, walls and chimneys deserve attention too. Lead work and flashing protect some of those junctions. On a flat roof, the surface, its edges and the drainage path all play a part. Gutters, fascias and soffits help move rainwater away from the building. A survey helps separate the part that has failed from the surrounding roof so the quote describes a specific repair rather than a vague promise.

If a larger part of a pitched covering is in question, our slate and tile guide explains the differences to discuss. You can also read about chimney and lead work or guttering and roofline work if the trouble seems to be at those edges. Loose or cracked capping along the top of the roof is covered on our ridge tile repairs page.

What affects a repair quote?

The nature and location of the defect matter more than a single standard price. A readily identified slipped slate is a different scope from investigating water that could be entering at several roof junctions. Roof height and access, the size of the affected area, the condition of neighbouring materials, and whether lead work, chimney work or guttering is involved also shape the job. An inspection makes it possible to explain the work and provide a written quote. We do not give a fixed price here without seeing the roof. Our guide to what a roof repair costs explains these factors in more depth.

Questions about roof repairs

Is a ceiling stain proof the roof needs replacing?

No. Water can enter at one flashing or through a small area of damaged covering and show up somewhere else indoors. An inspection can help establish whether a focused repair is appropriate or whether there is more widespread deterioration.

Can you help after wind has displaced slates?

Slipped and missing slates, along with storm and wind damage, are among the problems we handle. Let us know what you can see from the ground and whether water has entered the house. Please do not go onto the roof yourself. Our storm damage guide explains what to check safely. For slate-specific faults, see our slate roof repairs page.

What if water is coming in beside the chimney?

The chimney and its flashing are worth inspecting, but a visible damp patch is not enough to diagnose the fault remotely. Our chimney and lead work covers these vulnerable roof areas; we can advise after looking at the condition of the junction.
