Fault tracing around the historic core
St John's Kirk has a lead-clad spire, and the Sheriff Court on Tay Street is Category A listed. These are features of the city's heritage, not examples of our projects. At a house with leadwork, inspect the junction with the covering as well as the visible lead; water can travel before appearing at a ceiling or chimney breast.
Perth Central and Kinnoull are conservation areas. Ask Perth and Kinross Council about the property's status and any proposed change to visible materials or roof details. Like-for-like repair may be the appropriate approach, but the requirements depend on the building. Record previous repairs and where the stain first appeared so the survey can distinguish an isolated defect from wider deterioration.
Slates and tiles
A slipped slate can usually be refixed with a discreet clip, and a cracked one replaced with a matching slate. On tiled roofs we replace broken tiles and check that the ones around them are still properly secured. Either way, we look at the wider slope while we are there, because one loose slate is often a sign others are on the move.
Ridges and valleys
Ridge tiles cap the top of the roof and catch the worst of the wind. When the mortar beneath them cracks they rock, then lift; we rebed or refix them, as explained on our ridge tile repairs page. Valleys collect water from two slopes, so a split lining or a build-up of debris can let a lot of rain in quickly. Many leaking valleys can be put right by clearing and relining the channel, without touching the rest of the roof; see roof valley repairs.
Chimney junctions and traditional lead details
Where a Perth roof has a chimney, assess the pointing, flaunching and lead at the base alongside neighbouring coverings. A damp chimney breast does not by itself identify a failed flashing. We repoint joints and renew flashings, aprons and soakers according to the findings. Our chimney and lead work page describes that work.
Eligible historic repairs in Perth Central and Kinnoull may receive support through the Perth City Heritage Fund. Check the current phase and criteria before relying on funding, and seek any required approval before work. Neither conservation-area location nor a repair quotation guarantees a grant.
Separate roof runoff from the Tay floodplain
Perth's centre is low-lying at the Tay's highest tidal reach, near the River Almond confluence. Gutters and downpipes need to discharge roof water without wetting walls, but they are not river-flood protection. Trace an overflowing gutter or failed outlet separately from a leak through the covering.
Where an extension, garage or dormer has a flat roof, inspect splits, edges, falls and the underlying deck. We repair where the condition permits and renew where required. Our flat roof repairs page explains the assessment without assuming flat sections fail earlier than every pitched roof.
After a storm
If high winds lift tiles or slates, stay off the roof and keep people away from anything that might fall. Take a photo from the ground if it is safe to do so, then call us during opening hours. We will make the roof secure and put any further work in a written quote.
From Cardenden to Perth
Rowan Roofing is a family-run firm that has traded for 16 years, with over 50 years of roofing experience in the family. Perth is one of our three core cities and well within the 50 miles we travel. We inspect first, explain what we found and give you a written quote before any work starts. Our Perth roofers page covers new roofs and roofline work, or get in touch to book a visit.
Perth roof repair questions
Can a Tay Street roof leak originate away from the ceiling stain?
Yes. Water may travel beneath coverings or along a roof junction. Inspection should relate the internal mark to slates, valleys, flashing and drainage rather than repair the nearest visible feature automatically.
Should a repair in Kinnoull be checked for conservation consent?
Check the specific property and proposed work with Perth and Kinross Council. Changes to visible covering or chimney details may need approval; the repair description alone does not establish the requirements.
Does a leaking Perth gutter indicate river flooding?
Not necessarily. A gutter fault concerns runoff from the roof and should be investigated on its own. Perth's floodplain setting does not identify the cause of an overflowing outlet or damp wall.
Is heritage funding guaranteed for a Perth roof repair?
No. Eligible work in Perth Central and Kinnoull may qualify through a current Heritage Fund phase, subject to availability and criteria. Check before budgeting or starting work.
How will Rowan set out a Perth defect repair?
We inspect first and explain the affected detail, materials and scope in a written quote. Call during opening hours or send the address and safe photographs through the contact page.
Where repairs involve an extension or garage covering, see flat roofing in Perth. Pitched renewal is covered on new roofs in Perth.
