Expert chimney repairs and repointing

Chimney stacks are the most exposed part of any building, bearing the brunt of the wind and rain. Over time, the mortar pointing between the bricks or stones can perish, leading to loose masonry and water ingress. Chimney repairs are essential for preventing damp and ensuring the stack remains structurally sound. This guide describes common chimney works, from simple repointing to full stack rebuilds. A careful assessment records the visible condition, notes any limits on safe access, and explains which observations need attention first. Look at the whole assembly rather than one isolated symptom: junctions, edges and drainage details can influence one another. Water marks near a chimney do not prove the stack is the only source. Rain can enter through failed flashing, cracked flaunching, open mortar joints or roof coverings beside the masonry, then travel before appearing indoors. The roof junction and stack should be assessed together. Materials matter: brick and softer stone do not all suit the same mortar, and careless removal can damage sound edges. Pointing should bond properly and shed water without leaving voids; flaunching should direct rain away from pots. The inspection should consider unused flues and suitable ventilation, since unsuitable caps can admit rain or trap moisture. Where masonry is loose or leaning, safety and access take priority. Ask for a written scope that identifies affected areas, explains the proposed repair and distinguishes confirmed defects from items requiring further investigation. This makes it easier to understand whether the remedy addresses the route of water entry rather than just its visible symptom.

Repointing and flaunching

Repointing involves raking out the old, crumbly mortar and replacing it with a fresh, durable mix. This seals the stack against the weather and prevents water from penetrating the masonry. We also check the 'flaunching'—the mortar at the very top of the stack that holds the chimney pots in place. If this is cracked, it can let water straight down the flue.

Properly executed pointing not only protects the building but also improves the appearance of the chimney. We use materials that are compatible with the original construction, whether that is traditional lime mortar or a modern cement mix.

Rebuilds and structural repairs

In cases where the chimney has become unstable or the masonry is severely damaged, a partial or full rebuild may be necessary. This involves carefully taking down the stack and rebuilding it using original or matching materials. We also ensure that the lead flashing at the base of the chimney is renewed or repaired at the same time to provide a complete, watertight seal.

Structural repairs are a safety priority; a leaning or loose chimney poses a risk to the rest of the roof and anyone below. Our goal is to restore the chimney to a safe and weather-tight condition, preserving the character of your property.

Flaunching, pots and cowls

The top of the stack takes the worst of the weather. Flaunching — the mortar bed that holds the pots — cracks over time, and once it fails, pots can loosen and water can run down inside the stack. Re-flaunching re-beds the pots on a fresh mortar base, and damaged pots can be replaced to match.

Cowls and caps are fitted where a flue needs protection from rain or birds, or where an unused flue should be closed off while staying ventilated. The right fitting depends on whether the flue is live, which is checked before anything is installed.

Chimney repair questions

Why is my chimney leaking?

Leaks often come from failed pointing, cracked flaunching on top, or split lead flashing around the base. Because the chimney is so exposed, even small cracks can let in a significant amount of water during heavy rain.
