Garage roof replacement

A garage roof takes a lot of weather for a relatively small structure, and many are flat or low-pitched, which makes them more vulnerable than a steep, pitched roof over the main house. This page covers when a garage roof needs replacing rather than repairing, the covering options available, and what a typical replacement involves.

Signs a garage roof needs replacing

Standing water and a visibly changed roofline can suggest drainage or support problems, while lifting edges and damaged coverings deserve attention. Observe from indoors and ground level. Never walk on a garage or carport roof to test it: sheets, rooflights and weakened decks can be fragile even when their surface appears intact.

Inside the garage, look for damp patches on the ceiling boards, staining around the edges where the roof meets the walls, or a musty smell that does not clear with ventilation. Repeated small repairs that keep failing in the same spot are often a sign that renewal will work out better than another patch.

Repair or replace

A single split, a lifted edge trim or a localised area of damage can sometimes be addressed without stripping the whole roof, particularly on a newer covering that is otherwise in good condition. Where the deck is rotten across a wide area, or the covering has reached the end of its useful life, full replacement is usually the more sensible route rather than continuing to patch a failing roof.

Old corrugated sheets may contain asbestos. Do not break, drill or remove a suspect covering to identify it. Mention its appearance when enquiring so identification and any specialist handling can be considered separately; this page does not offer asbestos removal.

Covering options for a garage roof

Flat garage roofs are typically covered in felt flat roofing, EPDM rubber roofing or GRP fibreglass roofing, each with its own characteristics around joints, flexibility and finish. The roof's size, shape and access influence the choice of system, so discuss which covering and junction details suit your garage specifically.

Pitched garage roofs may instead use tile or slate to match the main house, which can matter for appearance even if it adds complexity compared with a flat covering.

What a replacement typically involves

The old covering and any damaged deck boards are stripped away first, exposing the timber structure underneath so it can be checked properly rather than covered over. Any rotten joists or boards are replaced, falls are corrected if they were insufficient before, and insulation can be considered at this stage while the structure is open.

Our garage roof replacement cost page sets out the main factors that affect pricing for this kind of project, including roof size, chosen covering and the condition of the structure underneath.

Carports and garage roof openings

A carport roof has exposed edges and open space below, so its support and drainage arrangements need to be assessed on their own merits. An attached garage also has a junction with the house that must remain weathertight. If a roof window or rooflight is being considered, ask about the opening, supporting construction and surrounding waterproofing rather than assuming it can simply replace a sheet.

Frequently asked questions

How do I know if my garage roof needs replacing rather than repairing?

Widespread sagging, a soft deck, repeated failed patches, or large areas of cracked or blistered covering generally point to replacement, while a single localised defect on an otherwise sound roof may only need repair.

Can a garage roof covering be changed during replacement?

Yes, a replacement is often a good opportunity to move from one flat roof system to another, such as from felt to EPDM or GRP, though suitability should be confirmed for the specific roof.

What should a garage roof replacement schedule account for?

The programme depends on safe access, the roof dimensions, removal of the existing covering, any structural repairs and weather suitable for the chosen system. Ask for a schedule based on the inspected garage rather than assuming a fixed turnaround.

Does a garage roof need planning permission to replace?

Ask the council about planning and Scottish building standards before work, particularly if the roof shape, height, structure or use of the garage changes. Planning permission and a building warrant are separate matters; do not assume one answer settles both.

Considering a change of roof shape? Compare flat roofs and pitched roofs before deciding on drainage, appearance and the scope of alterations.
