Flat roof or pitched: a different starting point
Many garages, especially those built alongside the house, have a flat roof. Others, particularly detached garages, are pitched like a small version of a house roof with a ridge and two slopes. A flat roof is about the covering, the fall to its outlets and the wall junctions; a pitched roof is about the covering material and the structure beneath it.
A carport is supported differently from an enclosed garage. Open sides change exposure and restraint requirements, while posts, wall junctions and edge drainage still need consideration. Its estimate should reflect the actual support arrangement rather than treating it as a garage with the walls removed.
Size and shape of the structure
A single garage with a plain rectangular roof is the simplest shape to cover. A double garage, an integral garage, or one with a hip or dormer-style feature all add cutting, joints and detailing a plain slope does not need. Any rooflight, vent or flue through the roof adds a junction that must be made watertight.
The covering: felt, EPDM or GRP
Compare the installed build-up, not just a product price. Felt roofing involves layered membranes and appropriate application and lap details. EPDM rubber roofing depends on sheet layout, compatible bonding and perimeter components. GRP fibreglass roofing needs a suitable deck, laminate, trims and curing conditions. Each approach brings different preparation and labour into the estimate.
Ask us which covering suits your garage roof and we will explain the options. A low advertised supply price can leave out deck repairs, outlets and waste handling; comparing incomplete lists is not a reliable way to choose a cheaper garage roof.
Garage roof replacement
- Garage roofs sit within the existing flat roofing service.
- A written quote follows assessment of the actual roof.
The deck and structure underneath
On a flat garage roof, the boarding under the covering matters as much as the covering itself. Standing water can soften the boards over time, and any that have gone will need replacing before new material goes down. On a pitched garage roof, the same applies to the rafters, battens and sarking.
Garage roofs are sometimes built more lightly than house roofs. Where that affects what a new covering can be fixed to, it is worth knowing before work starts.
Access around the garage
A detached garage at the front of a driveway is usually easy to reach with a ladder or tower. A garage built hard against a boundary fence, or overlooked by neighbouring windows, can take longer to set up safely. Attached or integral garages sometimes share a roofline with the house, which can bring in guttering or flashing at the junction.
Repair or replace the garage roof?
A single split in a flat covering, a lifted edge trim or a handful of cracked tiles can often be repaired without stripping the whole roof. Widespread blistering, a worn-out covering, or a deck letting water through in several places points towards a full replacement. We will tell you plainly which side of that line your garage roof sits on once we have had a proper look.
What to expect from a garage roof quote
A written quote should set out the covering proposed, what happens to the existing deck, how edges and upstands will be finished, and how long the job is expected to take. When comparing quotes, check each covers the same scope, since one that skips deck repairs or edge detailing is not a like-for-like comparison.
Talk to us about your garage roof
When requesting an estimate, include whether the garage is attached or detached, how it is reached from the street and which symptoms you have noticed. A ground-level photograph of each elevation and any records of earlier work can help explain the scope. Use the garage roof replacement enquiry page for the work itself, with the garage address and your preferred contact details.

Frequently asked questions
Is a garage roof cheaper to replace than a house roof?
Garage roofs are usually smaller, which can mean less material and a shorter job, but the price still depends on the covering chosen, the state of the deck and how easy the garage is to access. Size alone does not set the figure.
Can a carport roof be replaced with the same material as a flat roof?
Often, yes, though an open-sided carport can have different edge and fixing details than an enclosed garage. We look at how the structure is supported before recommending a covering.
Do integral garages need their roof matched to the house?
Where an integral garage shares a roofline or junction with the main house, the new covering needs to tie in neatly at that point, which we account for when quoting.
How should a garage quote distinguish repair from replacement?
Ask for the proposed scope in writing: a local repair should identify the fault being addressed, while replacement should explain removal, deck allowances and the new covering. Those are different jobs, so their totals should not be compared as though the specifications were identical.
Why might an older garage covering need a separate allowance?
Unidentified corrugated sheets may need specialist assessment before removal. Do not break or disturb them yourself. Identification, safe handling and disposal arrangements should be established before comparing estimates; asbestos removal is not offered by this guide.
