What does a flat roof replacement cost?

A pitched roof sheds water quickly down its slopes. A flat roof relies on a continuous waterproof layer, a slight fall towards its outlets and well-made joints wherever it meets a wall, a rooflight or a gutter. The cost is driven by how much of that system has to be renewed, not just the top layer you can see. Size is the starting point. A simple rectangle over a garage is quicker to cover than an L-shaped extension with a rooflight, a soil pipe and two changes of level. Every penetration and corner needs extra detailing to stay watertight.

The deck is the boarding the waterproof layer sits on. If water has been getting through for a while, the boards can soften, sag or rot. Sound boards can stay; damaged ones have to be cut out and replaced before anything new goes down. This is the single biggest unknown on most flat roof jobs, and a fair quote should explain how it will be handled if more damage is found than expected.

When a flat roof is fully stripped, it is often the right moment to improve insulation, and building rules may require it on a replacement. Adding insulation raises the roof level, which can affect the edges, the upstands against the house wall and the height of door thresholds or windows nearby. These knock-on details are part of the cost.

Where a flat roof meets the house wall, the waterproofing has to turn up the wall and be protected by flashing, often lead. Edge trims, drip details into gutters and the junction with any parapet all add work. Older roofs frequently leak at these junctions rather than in the middle, so they get proper attention.

Water has to leave the roof. Ponding, where puddles sit for days after rain, shortens a flat roof's life. Fixing it may mean adjusting the fall with firring or tapered insulation, adding an outlet or improving the connection to the gutter and downpipe.

Stripping the old covering and taking it away takes labour and skip space, and older felt roofs sometimes have several layers on top of each other. Access matters too: a low garage at the front of a house is simpler than an extension in a back garden reached through a narrow lane, or a dormer high on a roof that needs scaffolding.

A flat roof with a single split or a failed joint at an upstand can often be repaired. One with blisters across the surface, widespread cracking, soft spots underfoot or a history of patching is usually better replaced. Check each quote covers the same things: full strip or overlay, the allowance for deck repairs, insulation, edge and upstand details, outlets and waste removal. A cheaper figure that lays new material over a wet deck is a false saving. Ask every roofer what they will do if the boards are worse than expected.

A materials comparison needs more than the price of a roll or tub. Built-up felt roofing uses layered waterproofing, so preparation, lap detailing and the proposed application method influence labour. Torch-on work also needs a suitable fire-risk assessment; it is not automatically appropriate beside every roof junction.

For an EPDM rubber roof, sheet layout, compatible adhesives, edge restraint and treatment around outlets influence the specification. A simple open rectangle differs from a roof interrupted by several kerbs. Low advertised membrane prices do not include all the boards, insulation or perimeter components needed for the finished roof.
