Gutter replacement cost and fascia and soffit costs explained

Written by Nicholas Rowan, Rowan Roofing Contractors

Guttering, fascias and soffits are often talked about together because they sit at the same part of the house, but they are three separate pieces of work with different things that affect the cost. This guide looks at each in turn, so you know what a roofer is pricing when a quote covers the roofline rather than just the roof itself.

Why guttering and fascias are priced separately from a roof

The roofline sits below the roof covering but still has to work as a system: fascia boards carry the gutter and close off the end of the rafters, soffits close the gap underneath and provide ventilation into the roof space, and the gutter itself collects and carries away the water the roof sheds. A roof can be in good condition while the roofline underneath it has failed, and the other way round, so these are usually quoted as their own piece of work.

1. Length and shape of the roofline

The total length of guttering and fascia around the house is the starting point, but shape matters as much as length. A simple rectangular house with long, unbroken runs is quicker to fit than one with several gables, dormers or a bay window, each of which needs extra corners, joints and outlets.

2. Gutter replacement: material and profile

Gutters come in different profiles, such as half-round or ogee, and different materials, most commonly UPVC or cast metal systems. The profile needs to suit the fascia it sits on and the look of the house, and the material affects how it is fixed and jointed. A straightforward run with standard brackets is a different job from a system with ornate detailing or an unusual profile that has to be sourced and fitted to match.

Gutter replacement

  • Gutter brackets need a sound supporting board.
  • Worn guttering and fascia boards should be assessed together.

3. Fascias and soffits: condition and material

If the existing timber fascias and soffits are sound, a straightforward job is to fit new boards, often UPVC, over or in place of them. Where the timber underneath has rotted, there is more work involved in removing the old boards, checking the rafter ends for damage and fitting new boards securely. Soffit ventilation also needs to be carried through to the new boards so that airflow into the roof space is not lost.

4. Downpipes and outlets

Replacing guttering is a natural point to check the downpipes that carry water from it to ground level or a drain. Rerouting a badly placed downpipe, adding an extra outlet where one run was overloaded, or renewing a section that has come away from the wall all add to the scope of the job.

5. Access and the height of the house

The appropriate access method depends on height, ground conditions, obstacles and the work involved. A low extension still needs a safe working arrangement, while taller or awkward elevations can require more equipment and preparation. An estimate should explain the planned access rather than assuming a ladder will suit every single-storey job.

Repair or full replacement?

A single cracked gutter length, a loose bracket or a short run of damaged fascia can usually be repaired without disturbing the rest of the roofline. Guttering that leaks at several joints, sags between brackets, or fascias with rot in more than one place point towards replacing the whole run, since patching a system that is failing throughout tends to mean paying for access again before long. Our guttering repairs and fascias and soffits pages cover each of these jobs in more detail.

What to check when comparing quotes

Make sure each quote covers the same scope: whether it includes gutters, fascias and soffits together or just one of the three, what happens if rotten timber is found behind the boards, and whether downpipes and outlets are included. A quote that only mentions the visible gutter can leave out fascia and soffit work that turns out to be needed once the old boards come off.

Talk to us about your roofline

For a roofline enquiry, identify which elevation has the fault and whether the concern is a board, a joint, an outlet or a downpipe. Say whether you want to retain the existing appearance. Our guttering and roofline hub separates the individual services, helping you describe the work before requesting a written quotation.

Frequently asked questions

Can I replace just the guttering and leave the fascias?

Yes, where the fascias are sound. We check the boards while the gutter is off so you know before work finishes whether they need attention too.

Does a new gutter profile have to match what was there before?

Not always, though the new gutter needs to suit the fascia it sits on and drain properly. We can discuss matching the existing look or changing it.

What happens if rot is found behind the fascia once it's removed?

We check the rafter ends underneath and let you know what needs replacing before fitting the new boards, so the work is sound rather than covering a problem.

Will replacing soffits affect ventilation into my roof space?

It can, which is why we carry ventilation detailing through to the new soffit boards rather than sealing the roof space off by accident.

Is scaffolding always needed for gutter replacement?

No single rule covers every elevation. Height, footing, obstacles and the scope of work determine the appropriate access arrangement. Ask what equipment is included in the quote rather than deciding from the number of storeys alone.
