Three choices for a tired chimney
Repair keeps the stack and puts right what has failed: repointing, new flaunching around the pots, re-bedding pots, fitting caps and renewing the lead at the base. Rebuild takes the stack down to sound brickwork and builds it back up, usually when it is leaning, badly cracked or the top courses have loosened. Removal takes the stack down below the roof line and fills in the roof so it carries on unbroken.
Which is right depends on the condition of the stack, whether you use the fireplace or flue, and how the chimney fits with the look of the house and its neighbours.
What drives the cost of chimney removal
The size and height of the stack matters most. A short single-flue stack on a bungalow is a smaller job than a tall shared stack carrying several flues. How far down it is taken is the next factor: removing only the part above the roof is very different from removing the breast inside the house, which brings in structural questions and usually other trades.
Access and safety come next. Chimney work happens at the highest, most exposed point of the roof, so scaffolding is normally needed. The height of the house, the space around it and whether it fronts a street all affect the setup. Taking away the brick and rubble adds labour and waste removal.
Making good the roof
Once the stack is gone, there is a hole in the roof. The rafters and battens are extended across the gap and the slates or tiles are laid to match the surrounding roof, with ridge and lead details restored. Getting a good match matters both for appearance and for keeping the roof watertight, and the condition of the slates around the old stack often decides how much needs re-laying.
Chimney and lead work
- Lead flashings, aprons and back gutters at chimney junctions.
- Repointing, flaunching and re-bedding loosened chimney pots.
Things to check before removal
If the stack is shared with the house next door, or sits on a party wall, your neighbour will need to be involved. Some properties, particularly in conservation areas or listed buildings, may need permission before a chimney can be removed or altered. Removing the breast inside the house can affect the structure, so it needs proper advice. Check these points before committing, because they can change both cost and timing.
What drives the cost of chimney repair
Repair costs depend on what has failed. Repointing the whole stack is more work than renewing the flaunching alone. Replacing the lead flashings, apron and back gutter adds material and time. Loose pots, cracked render and disturbed slates around the stack can all be dealt with on the same visit. Access is often the largest single part of a chimney repair, so it makes sense to do everything the stack needs while the scaffold is up. Our chimney repairs and lead work page describes those repairs in detail.
When removal makes sense
Removal is worth considering when a stack is no longer used, needs major work and contributes nothing to the house. It removes a regular maintenance point and a common source of leaks. When a chimney is in good order, or the fireplace is still used, a repair is usually the sensible route. We will give you an honest view either way.

Frequently asked questions
Is it cheaper to repair or remove a chimney?
It depends on the condition of the stack and how much comes down. Minor repairs are often the smaller job; removal can make sense for an unused stack that needs major work.
Can you remove just the part above the roof?
Yes. Taking the stack down below the roof line and making good the roof is a common approach. Removing the breast inside the house is a separate, structural question.
Will the roof look patched after a chimney is removed?
We aim to match the surrounding slates or tiles and restore the ridge and lead so the roof reads as one surface.
Do I need permission to remove a chimney?
Some properties, such as listed buildings or homes in conservation areas, may need permission, and shared stacks involve neighbours. Check before work is booked.
What affects the cost of chimney repair?
Mainly the work needed, such as repointing, flaunching or new lead, and the access required to reach the stack safely.
